Note that a vestibule was added to the plans. This vestibule has been added <br /> to accommodate modifications related to the power supplied to the space as well as other suites <br /> within the building. Basically, the room will provide access for the power company when <br /> necessary without providing access to the entire space. We have also added a cooler box to the <br /> production area as shown. The following responses below address your concerns and will <br /> hopefully allow you to issue a building permit. <br /> 1. A statement has been added to drawing Al to reflect this comment. <br /> 2. Note that the occupancy was incorrectly called out on my drawings. This is an F-2 <br /> occupancy since the beverages being produced will be less than 16% alcohol (cider). <br /> There are no large quantities of hazardous materials associated with an operation of this <br /> nature. The only materials used would be sanitizers that are utilized in all facilities of this <br /> nature and are not stored in quantities greater than allowed by code. <br /> 3. The occupancy has been revised as noted above. I do not feel that the addition of fire <br /> sprinklers is required due to this adjustment. My thoughts are as follows: <br /> • IBC section 903 does not have specific requirements related to the F-2 occupancy. <br /> No sprinklers would be required by this chapter. <br /> • This use is a low hazard occupancy per EMC 16.76.060. Based on the chart in <br /> 16.76.060 this is the lowest hazard occupancy. <br /> • This project is a Level 2 Alteration per the IEBC. In reviewing of Section 804 of the <br /> IEBC this leads me to believe that the addition of fire sprinklers is not required. This <br /> is based on the fact that there are no shared exits and the total occupant load of the <br /> space is less than 30 per 804.2.2 and 804.2.4. (recalculated occupant load is 27). <br /> 4. The occupant load for the space has been recalculated and comes out to 27 people. <br /> a. No seats are fixed (not even the bench). We have adjusted the seating layout <br /> slightly based on real dimensions (the prior plan was showing tables and chairs <br /> that were not the proper size and spacing). We are figuring the occupancy for <br /> this space based on 15 SF/person. Occupant load for the space is 14 based on <br /> this calculation. <br /> b. See revised plan. <br /> c. This room layout was slightly revised. We have adjusted the layout and area <br /> calculations. We are now showing an occupant load of 12 for this space. <br /> d. Total Occupant load is 27 as noted above. <br /> 5. The restroom was shown in the initial submittal as being modified to address ADA <br /> requirements.
