r
8. The flush controls for the water closets should be shown on the wide side of the
compartment. ANSI Section 604.6
9. The height of the lavatories in the toilet rooms should be shown as 34 inches maximum.
ANSI Section 606.3
10. Exposed pipes and water supply lines under the lavatories should be shown insulated,
guarded or wrapped to protect against contact. ANSI Section 606.6
11.The lavatory faucets should be operable with one hand and not require tight grasping,
pinching or twisting of the wrist. ANSI Sections 606.4 and 309
STRUCTURAL
1. Sheets A3.0 and A3.1 as well as portions of Sheet A1.0 appear to be structural details and
notes regarding the construction of a new lateral system and parapets. Please provide
structural plans stamped by a registered professional engineer in the State of Washington.
IBC 107.1.
2. Please provide additional structural calculations stamped and signed by a registered
professional engineer in the state of Washington for the following items:
a. Diaphragm design calculations due to the new lateral system subjected to the
design wind or seismic loading requirements per ASCE 7-10 Chapters 12 & 26,
whichever lateral loads govern the design.
b. Existing roof framing calculations for the potential of added snowdrift and wind
loads resulting from the new parapets added to the roof structure.
3. On Detail 3 of Sheet A3.1, it appears that the new wood shear wall is being constructed
on the existing slab on grade without a new footing to support the new wall construction.
Please provide calculations indicating that existing slab and soil can withstand the loading
as a result of gravity and lateral loads from the walls. IBC 1604.2 and 1604.4.
4. Details 1 and 3 on Sheet A3.1 appear to have elements that require Special Inspection
per IBC 1705.2.1 for steel elements and IBC 1705.3 for concrete construction. Please
provide a list of applicable Special Inspection items on the plans. IBC 1704.3.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing
Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical
Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as amended by the State
of Washington and adopted by the City of Everett. The current IBC referenced standard for
accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI
A117.1). Federal ADA regulations and standards may be more restrictive.
O 3Everett200 CedarWA Street 98201 © 425.257.8810425.257.8857 fax O tlee@everettwa.gov
, everettwa.gov
