• <br /> Findings: The ground equipment will be located within a new enclosure located where <br /> previous wireless facility ground equipment has previously been located before. The <br /> rooftop mounted antennas will be architecturally screened from view. All existing <br /> landscaping,buildings,parking, loading and storage areas will remain unchanged. <br /> Conclusions: The components associated with this proposal will be located and screened <br /> so as to not impact adjacent uses. <br /> 8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, visual <br /> blight or other undesirable impacts. <br /> Findings: The proposed facility is unmanned and does not emit any known noise, health <br /> hazards,toxic chemicals,risk of fire and explosion, or hazardous materials. <br /> Conclusions: No noise, smoke, dust,odor, glare, visual blight or other undesirable impacts <br /> are anticipated as a result of the proposal. <br /> 9. Consistency with the goals and policies of the Everett General Plan for the area and <br /> land use designation in which the property is located. <br /> Findings: The Comprehensive Plan designates the site as 4.4 Mixed Use Commercial / <br /> Multiple Family. <br /> Conclusions: The use is consistent with the City's General Plan. <br /> 10. Compliance with the provisions of this Ordinance and other City, State and Federal <br /> regulations. <br /> Findings: All necessary City of Everett permits must be obtained for the proposal prior to <br /> construction. <br /> Conclusions: The proposal will comply with the provisions of the City's Municipal Code <br /> and the applicant must obtain any required County, State, and/or Federal permits. <br /> 11. Accessibility to public transit, and traffic reduction measures proposed by the <br /> applicant to reduce dependence of the proposed use on the automobile. <br /> Findings: The facility is unmanned. <br /> Conclusion: No traffic reduction measures are proposed or necessary. <br /> SPECIFIC SPECIAL PROPERTY USE EVALUATION CRITERIA FOR WIRELESS <br /> COMMUNICATION FACILITIES. <br /> The following findings are based on the criteria established in section 41.150.D.1.b of the Zoning <br /> Code — Special Property Use Permits —for "Above Ground Utility and Communication <br /> Facilities". <br /> (1) Major utility and communications facilities shall be designed,landscaped or otherwise <br /> screened to ensure compatibility with surrounding properties.
