3. The impact of traffic generated by the proposed use on the surrounding area, <br /> pedestrian circulation and public safety; and the ability of the proponent to mitigate <br /> such potential impacts. <br /> Findings: The facility will be unmanned and will generally be serviced once a month. One <br /> to two employees are on site for an average of four hours during this maintenance check. <br /> The subject property's existing parking lot can be accessed by Evergreen Way or Fleming <br /> Street when the facility needs to be serviced. <br /> Conclusions: No adverse traffic impacts are anticipated by the proposal. Pedestrian <br /> circulation and public safety will not be impacted by the proposal. The proponent will be <br /> able to mitigate any potential traffic impacts. <br /> 4. The provision of adequate off-street parking,on-site circulation,and site access. <br /> Findings: The subject property has an existing parking lot located behind the building <br /> which can be accessed via Evergreen Way and Fleming Street and has sufficient parking to <br /> accommodate the once a month maintenance checks of the communication facility. <br /> Conclusions: This standard will be met. <br /> 5. Compatibility of proposed structures and improvements with surrounding properties, <br /> including the size, height,location, setback and arrangement of all proposed buildings <br /> and facilities, especially as they relate to light and shadow impacts on more sensitive <br /> land uses and less intensive zones. <br /> Findings: The proposed antennas will be erected on the roof of an existing, 2-story office <br /> building behind an architectural screen painted to match the existing structure. The <br /> surrounding area is developed with mainly office and commercial uses. The antennas <br /> would be approximately 34' above average grade elevation. The rooftop screen for the <br /> antennas would be approximately 34'7" above average grade elevation; more than 40' <br /> below maximum height for the zone which is 75'. The electrical cabinet will be located <br /> within an enclosure behind the building. <br /> Conclusions; In order to minimize visual impacts on surrounding properties, the antennas <br /> will be completely screen from surrounding properties by an architectural screen painted to <br /> match the existing structure. The electrical cabinet will be within,an enclosure Iocated <br /> behind the building. <br /> 6. The number,size and location of signs, especially as they relate to more sensitive land <br /> uses. <br /> Findings: No signage is proposed at this time. <br /> Conclusions: Any signs proposed in the future must meet the sign code. <br /> 7. The landscaping, buffering, and screening of buildings, parking, loading and storage <br /> areas,especially as they relate to more sensitive land uses. <br /> SPU 16-010 <br /> Page 2 0 <br />
