These <br /> comments address building issues only. Additional revisions or additions may be required by <br /> other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Residential Code(IRC), as amended by the State of Washington and/or the <br /> Washington State Energy Code, 2012 edition, unless noted otherwise. <br /> In order for the processing of your application to continue, it will be necessary to provide <br /> the Building Division with two sets of drawings reflecting the corrections requested. <br /> 1. Detail 3a/A4.2 shows fire-rating treatment at the floor to wall intersection. The detail appears to <br /> be for a one-hour wall however and the project requires a two-hour wall assembly. Section <br /> R302.2 <br /> 2. The roof of unit 5 is shown to be at least 30"above the roof at unit 4. The wall continuing above <br /> unit 5 to the underside of the roof of unit 4 should be shown to be of not less than one-hour <br /> construction (5/8"gyp sheathing should be shown on exterior side of the attic wall at the step roof <br /> condition). Section R302.2.2 <br /> 3. The two, one-hour walls separating the dwelling units requires mineral fiber per GA No. 3644. <br /> Wall section 3/A4.2 should be revised to show this requirement or a different fire-resistive wall <br /> assembly should be provided. Section R303.2 <br /> 4. The two-hour walls should be shown to continue to the underside of the over-framed dormer <br /> sheathing between units 2 &3. Section R302.2 <br /> 5. An additional 20-minute door(or approved alternate)should be added to create a hallway <br /> between the 'storage' rooms and garages on the lower floors. The doors into the storage rooms <br /> could then be reduced to a non-rated passage doorway and note stating 'rooms not to be used as <br /> sleeping rooms' should be removed from the plans. Section R302.5.1 <br /> a. The CO alarms should be shown in the (new) hallway outside of the sleeping rooms on <br /> the first level. Section R315.1 <br /> b. An additional smoke alarm should be shown in the(new) hallway outside of the sleeping <br /> rooms on the first level. Section R314.3 <br /> 6. The 2'6"x2'6"slider in the master bathroom of unit#1 should be shown as safety glazing. Section <br /> R308.4.5 <br /> 7. Opening windows on the 3rd floor front elevation should be shown to be a minimum of 24"from <br /> the finished floor to the actual opening of the window.
