C�" <br /> Project Location: 1122 - 80th Street S.W. � <br /> Everett, WA <br /> Previous Use: Wholesale distribution <br /> Proposed Use: Assembly, light manufacturing <br /> Zoning: M-P, Medium Manufacturing <br /> Parking Requirement: 111 stalls for the integrated site, based <br /> on 78,626 square feet of total gross floor <br /> area. The parking standard for <br /> manufacturing uses is one parking stall per <br /> 600 square feet of gross floor area. There <br /> is a total of 166 parking stalls available <br /> on the site. <br /> I. GENERAL I21FORNATION: <br /> The proposal would involve issuance of building permits to <br /> allow tenant improvements and occupancy of an existing <br /> building located at 1122 - Both Street S.W. The previous <br /> use of the structure was wholesale distribution. The <br /> proposed use involves light finishing assembly of aircraft <br /> interior components. JAMCO America, Inc. would be the new <br /> tenant. <br /> A Use permit is required under Subsection 41.070 of the <br /> Zoning Code for a change in use or occupancy of a structure <br /> with different zoning or building code standards. For the <br /> total of 78,626 square feet of gross floor area, a minimum <br /> of 171 off-street parking stalls is required. <br /> Subsection 75.070.8 of the Zoning Code relates to expansions <br /> or alterations to existing uses. This subsection allows the <br /> Planning Department to apply cc-rent landscape standards <br /> when the amount of an expansion or alteration of an existing <br /> building exceeds 15% of the assessed value of the existing <br /> structure. <br /> II. DECISION: <br /> A permit for the above described change of use is hereby granted <br /> with the following conditions: <br /> 1. Parking must per City Zoning Code and City Design and <br /> Construction Standards. A total of 171 off-street parking <br /> stalls is required per city Zoning Code. <br /> 2. The existing site located at 1122 - 80th Street S.W. must be <br /> landscaped to current landscape standards. At a minimum, <br /> additional landscaping requirements include: <br /> a. Landscaping of the area between the building and front <br /> lot line (Type III standard) ; <br /> b. 10 feet of landacnpine between the building and the west <br /> lot line (Type II standard) ; <br /> -1- <br />
