C. Landscaping of the internal area of the parking lot. <br /> There shall be at least 17.5 square feet of landscaping <br /> provided for each parking stall (Type III standard) . <br /> d. 10 feet of landscaping between the building and the rear <br /> lot line (Type II standard) . <br /> A landscape plan must be submitted to and approved by the <br /> Planning Department prior to issuance of building permits. <br /> The Applicant may apply for a modification of the <br /> landscaping requirements, provided that use of existing <br /> vegetation on the site would provide an effect which is <br /> similar or superior to what would be achieved through strict <br /> application of the code standards. <br /> 1. Special charges for connection to the sewer and water <br /> systems In accordance with Ordinance 1171-65 are applicable. <br /> The actual cost shall be computed by the Building Department <br /> per the ordinance in effect at the time and according to the <br /> information on the approved plans on the date of permit <br /> issuance. <br /> INFORMATION FOR THE DEVELOPER: <br /> 1. A fire hydrant is required within 200 driving feet, but not <br /> closer than 50 feet, of every structure. <br /> 2. In light of the recent legislation HB 1671, JAMCO may in the <br /> near future be required to develop a trip reduction program <br /> with goals as defined in the Transportation Demand <br /> Management legislation. The City Transit Department will <br /> oversee the design, implementation and subsequent evaluation <br /> of the program. <br /> 1. City streets and alleys are to be kept clear of dirt and <br /> debris at all times during construction. Dust suppression <br /> and street cleaning must occur as directed by the Public <br /> Works Inspector. <br /> The following apply to future development activities occurring on <br /> the site (i.e. , installation of a new utility driveway and <br /> relocation of the existing Pepsi/Alpac driveway) which are not <br /> addressed in this Use Permit: <br /> a. Detailed drawings in accordance with City Desigr and <br /> Construction Standards shall be submitted to the Public <br /> Works Department showing utilities, storm drainage, <br /> temporary construction erosion control, and all required <br /> improvements in the public right•of-way. Public Works <br /> Department approval of these drawings is required prior to <br /> any permits being issued. All improvements shall be <br /> completed and approved or a performance guarantee submitted <br /> before a Certificate of Occupancy is issued. <br /> b. Any broken or dnmaged sidewalk shall be repaired/replaced <br /> per the City Public Works Inspector. <br /> C. Any grading/fill on this site shall be done so •3 not to <br /> impact surrounding properties. <br /> d. on-site detention and a vegetated swale are required tar the <br /> new driveway on the JX'MCO property. The detention pond on <br /> the JAMCO property may serve if the pond is enlarged. <br /> -2- <br />
