There is some serious cost involved here. Rick
Original Message
From: Rick Robinson
Sent: Tuesday,February 03,2004 15:31
To: Brad Olson
Subject: RE: 2818 Wetmore
Brad,
I went there today and found the following with respect to UFC App I-A
1. Stair construction seemed fine throughout. I didn't find any trip hazards or moving treads. I didn't
measure rise and run per I-A Section 2.2, but I'm sure it's not out of spec. Stair construction is a non-
issue.
2. Basement definitely needs a sprinkler per UFC App. I-A. I'm not sure making it into a crawl space
is logical except maybe in the short run for TCO. Sprinkler installation in the timeframe specified by
our ordinance seems workable.
3. Elevator vertical shaft probably needs work, but I didn't inspect it closely. One-hour fire resistive
construction needs patching in several areas in the building, so the shaft needs a good look.
4. Egress from third (top) floor has two stairways. This could be made to work as two separate means
of egress. Perhaps opposing 1-hr doors in the middle of the corridor to provide separation.
5. The fire escape from the third floor to the alley does not meet App I-A requirements.
a. Its access is through an intervening room. Lose the room.
b. Fire escape design needs to be verified by an engineer for App I-A Section 2.4, paragraph
2. compliance in design and weight load carrying ability before it can be used/counted as a compliant
means of egress.
6. Second floor east office/storage area square footage needs to be measured to ensure occupancy
is less than 10 persons to avoid construction of a second means of egress from this area.
7. Second floor west, "Bar" needs a second means of egress as it is large enough for an occupancy
level greater than 10 persons. I'm willing to look at a fire escape design as the drop is minimal.
8. One-hour rated self-closing fire doors are required for:
a. East basement stairway door into Wetmore entry way.
b. East stairway doors leading up to the 2nd and 3rd floors
c. Door leading from 2nd floor East office into east stairway
d. Door leading from 2nd floor east storeroom (next to office door)
e. Door leading from 3rd floor east room
f. Door leading from 3rd floor west room/kitchen
g. Door leading from 2nd floor west "Bar" into west stairway
h. Door leading from west stairway into Main floor restaurant area.
i. Door leading from west basement stairs into main floor restaurant area
1
