The foundation design on calculation page 22 uses a lateral bearing soil strength of 110 psf. <br /> The"Foundation"section of the General Structural Notes on Sheet S1.0 state that <br /> presumptive soil values from IBC Table 1806.2, and identify the soil as Class 5 (i.e., clay, <br /> sandy clay, etc.). The lateral bearing soil strength shall not exceed 100 psf without <br /> classification of the site soils or performance of a geotechnical investigation by a qualified <br /> geotechnical engineer. The foundation design shall be revised. The lateral bearing soil <br /> strength used in the design shall be stated in the notes on Sheet S1.0. See IBC Sections <br /> 1603.1.6, 1603.1.8, 1803.1, 1803.5.1, 1803.5.2, and 1806.2. <br /> Architectural <br /> General: <br /> 1. The General Structural Notes on Sheet S1.0 do not specify the Occupancy Classification for <br /> the proposed building. The classification appears to be Group U per IBC Section 312.1. The <br /> classifications shall be verified and stated in the construction drawings. See IBC Section <br /> 107.2.1. <br /> 2. The General Structural Notes on Sheet S1.0 do not specify the Type of Construction for the <br /> proposed building. The type shall be determined and stated in the construction drawings. <br /> See IBC Sections 107.2.1 and 602.1. <br /> Fire Protection: <br /> 3. The site plan appears to show a 12-foot setback for the building from the south property <br /> line. However, the proposed building has a fire separation distance of less than 10 feet. <br /> The building is required to have exterior walls with a minimum one-hour fire-resistance <br /> rating per IBC Table 602. The maximum area of unprotected openings (i.e., open wall <br /> area) is limited to 10% for a non-sprinklered building. The construction drawings shall <br /> include a wall detail providing the required fire rating. The detail shall reference a listed <br /> assembly with a one-hour or greater fire rating. The wall shall extend above the roofline <br /> per IBC Sections 705.6 and 705.11. See IBC Section 107.2.1. <br /> Miscellaneous: <br /> 4. The canopy is composed of three structurally-separate structures. The individual structures <br /> shall be separated to prevent damage. The separation distance shall be determined per <br /> ASCE 7-10 Section 12.12.3. See IBC Sections 1604.1, 1604 4, and 1613.1. <br /> Structural <br /> General: <br /> 1. Structural and geotechnical special inspections are required for this project. A statement on <br /> special inspections shall be submitted with the permit documents.
