Rear Building <br /> 1.The rear structure is a two story two apartment building.The apartments are located above vehicle parking garages. <br /> Research indicates that this is the recognized use of this structure. <br /> 2.Two gas fired hot water heaters are installed in the lower garage portion of this building.The northerly located hot <br /> water heater is not correctly installed. It is incorrectly positioned,vented and braced.This installation has been made in <br /> a manner that is in violation of code.This hot water heater is Unsafe Equipment as defined by code. (IPMC 108.1.2) <br /> 3.The fire separation between the vehicle garages and the upper units has been compromised by the partial removal of <br /> fire resistive ceiling materials where plumbing repairs have been made. (IPMC 703.1) <br /> 4. Kitchen electrical outlets were observed to be missing entirely, causing the use of flexible cords for permanent wiring. <br /> These deficiencies are violations of code. (IPMC 605.2 and 605.4) <br /> The code violations observed in this building are life safety concerns that should not be ignored. <br /> The urgency for repair for this structure in my opinion is not as urgent as for the Main building. <br /> It is my recommendation that the rear building be required to have the necessary repairs completed within a reasonable <br /> time frame (90 days?)to allow the tenants that reside there to remain. <br /> Thank you for the opportunity to provide assistance in this matter. <br /> Regards <br /> Ted M.de Budden <br /> Chief Inspector <br /> Everett Building Department <br /> 425.257 7271 <br /> /i, <br />
