For some background: the Everett Clinic is looking to replace the existing <br /> siding of the Gunderson Building with EIFS.The work is considered a minor exterior remodel per Code but the <br /> description for minor remodels includes replacing a building façade's siding as an example of when it should meet <br /> applicable standards. EMC 19.31B.080.F has specific requirements for EIFS: <br /> c. Requirements for Exterior Insulation and Finish System (EIFS)and Similar Troweled Finishes. <br /> (1) To avoid deterioration, EIFS should be trimmed and/or should be sheltered from extreme weather by roof <br /> overhangs or other methods. <br /> (2) EIFS may only be used in conjunction with other approved building materials. <br /> (3) EIFS is prohibited within two vertical feet of the sidewalk or ground level. <br /> They've provided the attached request(with example images)as to why they would like to be exempt from point 3 <br /> above—do you think the information they've provided is sufficient? If so, do we need a land use project/decision <br /> documenting approval?
