i <br />Schmidt Development <br />Drainage Study <br />12/20/07 <br />DEVELOPED SITE CONDITIONS <br />The proposed project will replace an existing development of miscellaneous wooden <br />buildings with a 5,000 SF two story commercial building and supporting parking lot <br />areas. Sircc the site is within the Combined Sewer zone, the proposed storm solution is to <br />connect t to site through a SDMII assembly into the existing 8" Sewer in Rucker Avenue. <br />Since the Evergreen Way sidewalk lines the high side of the Schmidt Property, the site <br />will drain east into the Rucker Avenue. There a-c currently no storm drains on the <br />property frontage along Rucker. <br />On -site impervious surfaces including the rooftop and parking area will be drained into <br />On -site catch basins and routed to the combined sanitary sewer in Rucker Avenue. Since <br />the water is to be piped to the sewerage piant no detention is required by code. It is <br />expected that existing sewer & water services will be used to serve the new building. <br />The site plan proposes to pave perpendicular parking stalls along the Rucker Frontage <br />including curb gutter & sidewalk. This unusual approach to the road frontage is an <br />' acknowledgement of the lower traffic volumes at this location and conformity to <br />conditions at the Totem Cafc next door. There are also perpendicular stalls off the east <br />edge of Rucker providing extra on street parking in the area. Runoff from the paved <br />ROW will sheet flow down to the CB at 44a' where it will enter the sewer system. <br />3 PROJ[CT:05780 <br />
