Project Description Proposed Improvements This project proposes to expand the existing building by approximately 20,000 square feet to the west with other elements of the building modified as well. With the expansion, the parking area will be modified to meet City of Everett landscape requirements by adding and 'relocating' existing landscape islands. The net change to the overall project will be a reduction in impervious area. The existing site condition is fully developed with an existing 71,315 square foot building previously used as a grocery store with associated parking field. The estimated volume of earthwork is 1,500 CY of fill associated with the expansion of the existing building. The estimated area of disturbance including the new building expansion area, new pavement, and new landscape areas is 2.7 acres. Project Location The property is located at 1605 SE Everett Mall Way in Everett, Washington. The site is bordered by SE Everett Mall Way to the south, Everett Mall Plaza retail center to the west, Bob's Burger and Brew and Memory Lane Memorial Gardens/Cypress Lawn Park to the east, and Huntington Park Vistas Apartments to the north. The 8.57 acre site is currently developed as a 71,315 square foot grocery store with associated improvements. Refer to Figure 1 in Appendix A for the vicinity map.
