• ORDINANCE NO. 4077 AN ORDINANCE AMENDING EVERETT CITY CODE, Sections 15.04.050, 15.04. 120 and 15.04.130 dealing with ZONING, LAND USED, CHANGING OF REQUIREMENTS OF NEIGHBORHOOD SHOPPING ZONES and COMMUNITY SHOPPING ZONES. WHEREAS, the Planning Council of the City of Everett held public hearings on the 8th day of March, 1965, and made recommendations to the City Council proposing certain changes of the Zoning Ordinances, and WHEREAS, the Commissioners of the City of Everett approve said recommendations, NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: Section 1 : That Everett City Code, Section 15.04.050 is hereby amended to read as follows : 15.04.050 GENERAL PROVISIONS--LAND USE No building, structure or premises shall hereafter be used or occupied and no building or part thereof or structure shall be erected, raised, moved, reconstructed extended, enlarged, or altered, except in conformity with the regu- lations herein specified for the zone in which it is located. No lot, yard, off-street parking or loading area or other open space existing on or after the effective date of this Ordinance shall be reduced in area or dimension below the minimum required by this Ordinance. No lot or tract shall be subdivided for use as a building site for residential purposes unless all such subdivisions abut, for a minimum of 40 feet, on a public dedicated street or road. No exist- ing lot, yard, off-street parking or loading area less than the minimum required by this Ordinance shall be further reduced, nor shall any required open spaces be used as the required lot area, yard, off-street parking or loading area for another structure or building. Except as otherwise provided herein only one main resident- ial building shall be located on any lot, provided further that living and/or sleeping quarters, temporary or permanent, in any building other than the main residential building, is pro hibited including such uses as guest houses and guest rooms. Section 2: That the Everett City Code, Section 15.04.120 is hereby amended to read as follows : 15.04.120 B-1, NEIGHBORHOOD SHOPPING ZONE A. DECLARATION OF PURPOSE: The purpose and function of the B-1 Zone is to provide for and protect certain areas in the City for retail businesses and services serving primarily the residents of the surrounding neighborhood. B. PERMITTED USES: 1. R-2 Permitted Uses under R-2 standards. - 1 -
