2 . R-3 Permitted Uses under R-3 standards . <br /> 3. Grocery, delicatessen, meat market, drug store, <br /> hardware store, gift shop, florist shop, confec- <br /> tionery, retail bakery outlet, shoe repair shop, <br /> barber shop, beauty shop, variety or notions <br /> store, millinery shop, studio apparel, repair <br /> services, clothes cleaningcollection and distri- <br /> bution stations (agencies) , business and profes- <br /> sional offices, clinics, self-service launderies, <br /> cleaning and pressing establishments (sponging, <br /> spotting and pressing only.) <br /> 4. Restaurants and grills not including entertain- <br /> ment or dancing and exclusive of taverns and bars . <br /> 5. Automobile service stations, exclusive of paint- <br /> ing, body or mechanical repairs, and tire recap- <br /> ping. Tuneups and minimum maintenance work may <br /> be performed by the operator. No storage or <br /> rental of trailers, campers or used cars shall be <br /> permitted on the property. Pump islands shall be <br /> a minimum distance of 12 feet from property line. <br /> No service station or pump islands shall be con- <br /> structed, moved or relocated on a site unless the <br /> lot shall contain a minimum area of 12,000 square <br /> feet and a minimum frontage on any abutting street <br /> of 100 lineal feet. Corner lots shall have a mini- <br /> mum of 100 lineal feet of frontage on both abutting <br /> streets . <br /> 6. One lighted or unlighted sign, not to exceed 30 <br /> square feet in area, placed on the property for <br /> which the identifying or advertising message is <br /> intended. Lighted signs shall not be of a flash- <br /> or animated character. <br /> 7. Special Property Uses (see Section 15.04.070) <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No required lot size or width for non-residential <br /> permitted uses . No lot for any residential use shall <br /> be less than 5,000 square feet in area nor less than <br /> 50 feet in width. Thereshall be provided no less than <br /> 1,500 square feed in area for each residentail dwell- <br /> ing unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> No gross floor area ratio required for non-residential ' <br /> permitted uses . For residential permitted uses, there <br /> shall be a maximum gross floor area ratio of .40. <br /> E. YARD REQUIREMENTS: <br /> 1. Both residential and non-residential permitted <br /> uses shall provide :a front yard having a depth <br /> of not less than 20 feet. <br /> 2 . No required side or rear yards for non-residential <br /> permitted uses . (Exception: See Section 15.04.260) <br /> 3. For residential permitted uses, there shall be a <br /> side yard on each side of a building having a <br /> depth of not less than 5 feet. <br /> - 2 - <br />
