From: Theresa Greene [mailto:te architect(rucomcazt.netj
Sent: Friday, June 24, 2011 3:32 PM
To: Niels Tygesen
Subject: RE: Gerber Collision & Glass 125 SW Everett Mall Way
Thanks Niels - some good news to pass along...
A few questions before we head into the weekend:
I. The 10'-0" LS on the east property line - is that to be
measured from the (e) sidewalk (City ROW)? Is there a min. that nceds
to be in our property? 5' maximum could be placed in ROW, the remaining
5' would be required to be on the property. Along 1 st,the property line
in rclation to the sidewalk Fluctuates, so in the northem portion you
could measure from the sidewalk, but heading south you'll need to
tnaintain at least 5' within thc properties boundaries.
2. Is my detail 5, sheet A 1.2 satisfactory considering this? I
need a little clarification on this question -1'm not sure how the cast
in place concrete wrb detail applies to the first question.
3. Can we reduce the size of tlie (e) planter island on tha[ side?
It would still be larger than the I O'-0" but could be designed better
for circulation. 1'm presuming your referting to the area by the
north-east comer of the building? See aerial below. 1 think iPs a
reasonable request to rcduce the landscape width there for vehicular
circulation given the prosimiry of the northern curb cut to the
building. 1'll work with thc City's Traflic Engineer to detertnine
appropriate distances.
4. There's a wall of (e) arborvitaes and pretty trees /
Iandscaping along the west property line (sharing that island), with a
steep grade on our portion and a fence (see attached). Any additional
thaughts on this? The trees and shrubs are on the neighboring property
and cannot count towards die subject property's landscaping. Intcrior
lot lines are required to be 5' wide for each property to effectivcly
create a total I O' wide landscape strip.
Thanks,
Theresa Greene, Architect, PLLC
16198 SE 48th Drive
Bellevue, WA 98006
Cell: (425) 830-3245
tg.architecn comcasLnet qnailro:te.architectnn comcast.neV
