i <br /> I1.0 PRO]ECT OVERVIEW <br /> Ii.i Purpose and Scope <br /> This report accompanies tlie Site Design Review Application for the Everett Community Coliege <br /> r Fitness Center development. The Fitness Center site totals approximately 1.8 acres. The site <br /> Iimprovements will include a new Fitness Center, landscaping, and associated parking. Parking <br /> areas will be provided at the east portion of the site. The project proposes to modiry <br /> � approximatety 1.46 acres of the existing parking lot to faciliWte the installation of a <br /> 33,600-square foot Fitness Center. Th�s project includes demolition and clearing and grubbing <br /> within the clearing limits, grading the site to design elevations, constructing storm drainage <br /> facilities, providing utilities to the site, and providing temporary and permanent erosion rnntrol <br /> � Facilities. <br /> The proposed Fitness Center development is located in the Northwest Quarter of Section 17, <br /> � Township 19 North, Range 5 East, Wiliamette Meridian, in the City of Everett, Snohomish County, <br /> Washington. The project is tocated south of Tower Street. The site address is 2000 Tower <br /> Street. See Vicinity Map in Appendix A, Exhibit 1. The project site is approximately I.8 acres <br /> and comprises four parcels, Nos. 00551300003000, 005513000010101, 00551300001302, and <br /> � 29051700201300. It is bounded to the east by a shopping plaza, to the wuth by undeveloped <br /> property and a parking lot, to the west by a bus transit center, and to the north by Tower Street. <br /> � The site will be accessed from Tower Street by a main driveway located at the northeast portion <br /> of the site, and wn be accessed through the existing parking lot located at the southeast portion <br /> of the site (see Developed Conditions Map, Appenaix A, Exhibi[ 3). <br /> I Onsite utilities will consist of sanitary sewer, power, water, gas, telephone, cable, and other <br /> miscellaneous utilities. <br /> I The stormwater management systems described in this report are designed to convey <br /> stormwater runoff from the proposed project. Stormwater rnnveyance pipin9 will collect runoff <br /> from the new and existing parking surtace. The new storm drainage system will t(e into the <br /> I existing 18•inch storm drain main in Tower Street. Flow control and water quality treatment are <br /> not required for this projed. See Sedion 5.0. <br /> I The design for this project mer's the requirements of the City of Everett Sformwater <br /> Managemenf Manual, January 1497. <br /> 2.0 PRELIMINARY CONDITIONS SUMMARY <br /> I2.1 Existing Conditions <br /> I 2.1.1 Land Cover <br /> The project site is currently a developed asphalt parking lot wi[h minor landscape <br /> islands.
