INFORMATION FOR DEVELOPER: <br /> The (ollowing information is provided for the developer's benefit. These are not SEPA conditions <br /> bul are associated with other laws or requirements. All requirements are preliminary in nature, and <br /> are based upon Ihe preliminary site plan and the ordinances in efiect at time of submittal for SEPA <br /> review. The proposal must comply with all ordina�ces in effect at the tfine a complete <br /> building permit application is ftled, including those not specifically set forth herein. <br /> (Exceplion: For vesting under Ihe Zoning Code, please refer to Section 44 of ihe Zonir3 Code). <br /> Conlacl the Planning Department for information regarding appeals processes for lhe requirements <br /> lisled in lhis document. <br /> 7. A Public Works Permit is required for this projecl. Detailed drawings in accordance with City <br /> Design and Construction Standards shsll be submilted to the Public Worics Department, <br /> sliowing sile parking layout, landscaping, utilities, stomi drainage, temporary construction <br /> erosion control, and all required improvemenis in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved and warranted be(ore lhe Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Parking musl be per City Zoning Code and Cily Design and Construclion Standards for <br /> Deve!opment. A total of 25 on-site parking stalls are required for lhis project. <br /> 3. Any grading/fill on this site shall be done so as to nol impacl the surrounding properiies. <br /> 4. This project must comply with the current City o( Everett Building Code and Sprinkler <br /> Ordinance. <br /> 5. Special charges for connection to Ihe sewer and water systems in ar,cordance with <br /> Ordinance 1998-94 and subsequenl revision are applicable. These charges are based on <br /> projected water usage and can be substantial. Applicant is encouraged to obtain a copy ot <br /> the Ordinance and defermine estimated charges prior to building permit application. The <br /> aclual charges shall be computed by the Public Works Departmenl per the ordinance in effect <br /> al the lime and according to the infonnation on the approved plans at Ihe lime of building <br /> permit issuance. <br /> G. The driveways on East Casino Road must be removed and replaced with curb, gutter and <br /> sidewalk per City Standards. <br /> 7. A fire hydranl is required wilhin 200 driving feet bul not closer ihan 50 feet of every struclure. <br /> 8. Citv slreets and alleys are to be kept clear of dirt and debris al all times during conslruction. <br /> Dust suppression and sireet cleaning must occur as directed by the Public Works Inspeclor. <br /> 9. On-site waler main will be slaked within an easement to the City. The easement will be <br /> submitted to Ihe Cily prior lo issuance o(permils. <br /> 10. As-built of storm sewer, sanitary sewer, and waler systems will be required to be submitted <br /> per City Design and Construclion Standards and Specifications (or Development. <br /> 11 Any broken ur damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspeclor. <br />
