INFORMATION FOR DEVELOPER: <br /> The following information is p�ovided tor the developer's benefit. These are not SEPA conditions <br /> but are associated with other�aws or requirements. All requirements are prelirtiinary in nature, and <br /> are based upon the preliminary site plan and the ordinances in effed at time of submittal for SEPA <br /> review. The proposal must comply with all ordinances In eHect at the time a complete <br /> buildinp pertnit apptication is flled, including those not apeciflcally aet forth heroin. <br /> (Exception: For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). <br /> Contact the Planning Department for information regarding appeals proresaes tor the requirements <br /> listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works DepaRment, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvoments in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any pertnita being issued. All <br /> improvements shail be completed, approved and warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. A total of 25 on-site parking stalls aro required for this project. <br /> 3. Any grading/fill on Ihis site shall be done so as to not impact the surrounding properties. <br /> 4. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 5. Special chargea for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br /> projected water usage and can be substantial. Applicant is encouraged to obtain a copy of <br /> the Ordinance and determine estimated charges prior to building permit application. The <br /> actual charges shall be computed by the Public Works Department per the ordinance in effect <br /> at ihe time and according to the information on the approved plans at the time af building <br /> permitissuance. <br /> 6. The driveways on East Casino Road must be removed and replaced with curb, gulter and <br /> sidewalk per City Standards. <br /> 7. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every strudure. <br /> e. City streets and alleys are to be kept clear of dirt and debris al all times during construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 9 On-site water main will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 10. As-built of storm sewer, sanitary sewer, and water systems will be required to be submitted <br /> per City Design and Construction Standards and Specifications for Development. <br /> 11 Any broken or damaged sidewalk shall be repaired/replaced per the Cily Public Works <br /> Inspector. <br /> 7 <br />
