72. Walkways must be provided from thd building entrances to the public sidewalk. <br /> 13. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems the ground must be covered <br /> with mulch as directed by the City Engineer. <br /> 14. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 15. The driveway entrance to the site shall be a standard 307 driveway cut. <br /> 16. The TraKc Mitigation Fee of$5,580.00 will be required prfor to the first building permit. <br /> 17. Treatment of storm water runoH from paved areas must occur, per City stanJards, prior to <br /> discharge of the storm water from the site or to a stream or wetland. Stortn water treatment <br /> is required when 5,000 square feet of pavement is created and/or redeveloped by a project. <br /> Replacement of pavement that s not part of a routine maintenance activity constitutes <br /> redevelopment of pavement. <br /> 18. A specially designated area will be required for washing of cars by residents of the <br /> condominiums. The area must be hydrologically isolated (rom the resi of the site, be <br /> covered, and wash water from the area must drain to the sanitary sewer after bei�g routed <br /> through a baffle-type oil/water separator designed to C:ty stardards. Signs must be posted <br /> on the site-limiting car washing t�the designated area only. The condominium covenants <br /> must contain a clause-prohibiting car washing on the site outside oi the specially designated <br /> area. If units are to be rented, the covenant shall state that a clause-restricting vehicle <br /> washing on the site to the designated area only will be written into the tenant leases andlor <br /> rental agreements. In addition, a note stating that car washing is only permissible in the <br /> designated area must be included on the storm drainage plans. <br /> 19. As an alternative to the specially designated car washing area, hose bibs can be eliminated <br /> from the site or resident access to them prevented. If this option is exercised, the <br /> condominium covenants must contain a clause-prohibiting car washing on the site. I(uniis <br /> are fo be rented, the covenanl shall state that a clause-restricting vehicle washing on the site <br /> to fhe designated area only will be written intu the tenant leases and/or rental agreements. In <br /> addition, a note stating that car washing is only permissible in the designated araa must be <br /> included on the storm drainage plans. <br /> 20 The condominium covenants mi•st also contain a clause prohibiting vehicle maintenance on <br /> the site. A note stating that car washing is only permissible in the designated area <br /> must be included on the storm drainage plans <br /> 21 All storm drains in the project shall be stenciled with a message similar to "Dump no waste <br /> drains !o stream." This message is typically spray-painted onto the ground adjacent to the <br /> catch basin with the use of a stencil. The stenciling needs to be repeated, approximately <br /> annually, when the paint we2rs oH. <br /> 4 <br />
