e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br /> the Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, a�d grading al 2-foot intervals. Ircigation systems must be <br /> provided in all landscaped areas per Section 35.130 oi the Zoning Code. A 2-year <br /> maintenance assurance device must be provided for tho landscaping per Section 35.130B of <br /> the Zoning Code. NOTE: The Sife Plan dated July 21, 2005 shows buildings and parking <br /> stalls encroaching in the landscape setback areas which is prohibited by the Everett <br /> Municipal Code. Prior to the is;uance of any Building and Public Works permits, the Site <br /> Plan must be revised to conform with Section 35.1000 of the EMC. <br /> 28. On-site recreation facilities must be provided per Seclion 15.110 of the Zoning Code. Prior to <br /> the issuance �i Building Permits, the Planning Department must approve a plan for on-site <br /> recreation facilities. As part of the building permit application, the Applicant must submit a <br /> recreation plan including standards and specifications foi recreation areas and equipment. If <br /> sufficient information is not known at time of submittal for building permits, minimum <br /> specifications or examples must be provided. Prior to the issuance of Building permita, the <br /> Planning department must approve a plan for on-site recreation facilitiea. Tot lots must be <br /> located in ce�tral areas, where adequate supervision of children can be provided. <br /> Building fa�ade modulation and roofline variation must be provided per Section 15.050 of the <br /> Zoning Code. The maximum permilted wall length without building fapade modulation is 30 <br /> feet. <br /> Fire Deoartment Comments <br /> 1. Access - O.K. as shown on the site plan reviewed. <br /> 2. Fire lanes shall be provided as required in Evereft Municipal Code 46.44. Fire lanes shall be <br /> identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE" and vertical <br /> signs stating "NO PARKiMG - FIRE LANE -TOW AWAY ZONE." Location shall be approved <br /> by the Fire Marshal. <br /> 3. Securitv Fence -Any security fence erected around the construction site shall be located so <br /> as to not obstruct any existing hydrant, fire protection eyuipment, or Fire Department access. <br /> If Fire Department access is obstructed, gates or other openings shall be provided for <br /> acc�ss. <br /> 4. Premise Identification - Premises shall be clearly identified by the correct address at the <br /> street entry. Buiidings shall be clearly identified so as to be visible and legible from the <br /> access road. Individual apartments and suites, where applicable, shall be clearly and legibly <br /> identifled from the access road. <br /> 5. PREMISE IDENTIFICP.TION AND ALL REQUIRED FIRE DEPARTMENT ACCESS ROAD� <br /> AND FIRE HYDRANTS SHALL BE IN SFKVICE PRIOR TO COMMENCEMENT OF <br /> CONSTRUCTION. <br /> G Fire Hvdrants - Locations as planne d are acceptable. <br /> 6 <br />
