22. A pedestrian circulation system for the site m�isl be approved by the Planning Director and <br /> TraKc Engineer prior to lhe issuance of any building permits. Walkways must allow <br /> pedestrians and wheelchairs to gain easy access irom sidewalks and bua stops to building <br /> entrances through the use ci paths which are physically separated from vehicle traKc and <br /> manauvering areas. (See tY� �city's Design and Construction Standards and Specifications <br /> Manual and Section 39.165 of the Zoning Code.) <br /> 23. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Code as foliows: <br /> a. Garbape receptacles dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and inatitutional developments and shall not be located in a <br /> required front yard setback area, or street .�ide setback area for comer lols. Where an alley <br /> abuts a lot, the garbage receotacles, dumpster, or recycle bin shall be located adjacent to the <br /> alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view irom the street <br /> and from adjacenl prc�u�rties. This screening may be dona using dense vegetation or by <br /> placing the dumpster or recycle bin in a structural enctosure. <br /> c. For specifi�s on design of refuse and recycling facilities, contact Rubatino Refuse <br /> Removal, Inc. at 259-0044 For areas generally north of 117th Street. For areas east of I-5 <br /> from Valley View south, contact Waste Management Northwest, Inc. at 337-1197. <br /> 24. Any rockeries or retaining walls proposed in required setback areas must be in contormance <br /> with Section 39.150 of the Zoning Code. <br /> 25 Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the <br /> Zoning Code. <br /> 26. Building setbacks must be a minimum of ten (10) feet along the east property line. Builtl���g <br /> Fieight shall be a maximum of fifty (50) feet, except that a maximum of 28 feet is permitted <br /> within 50 feet of the east property line. <br /> 27. Landscaping must be provided per Section 35 ot the Zoning Code. At a minimum this rhust <br /> include the follawing: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the fror.�yard setback <br /> area along the Cas�no Road frontage, except for the driveway. Thia area shall be planted <br /> with Type III landscaping. <br /> b. A lan�scape strip a minimum of ten (10) feet wlde must be provided along the east <br /> oroperty line abutting the R-2 zone. This area shall be planted wilh Type II Iandscaping. <br /> c A landsr,apa strip a minimum oi ten f 10)fePt wide must be provided along the north <br /> properly line abutting SR-626. This area shall be planted with Type II landscaping. <br /> d.
