Taylor Development's own market feasibility analysis <br /> supported the conclusion stated above. <br /> • Taylor Development proposes townhouses intended for sale to individual <br /> homeowners at a density of approximately 14 dwellings per acre, while most of <br /> the multiple family housing that has been developed in the vicinity is closer to <br /> about 20 dwelling units per acre. Most of the existing multiple family housing <br /> stock in the vicinity is rental housing,though there are a small number <br /> condominium housing developments around Silver Lake. <br /> • The development proposed by Taylor Development will comply with the City's <br /> design standards for multiple family housing. Taylor has committed to using high <br /> quality building materials for the exterior of the townhomes. <br /> • The subject property is located between Safeway and the Reflections apartment <br /> property. While it will improve the quality of the built environment along the <br /> highway frontage, it is not likely to significantly change the character of <br /> development in the vicinity, as most sites are already intensively developed. <br /> • The public is very interested in extending the existing trail system around Silver <br /> Lake off-site,but in the vicinity of the subject property. The public also <br /> expressed interest in having the ability to enjoy the view of Silver Lake from the <br /> subject property. <br /> • Taylor Development has agreed to contribute funding to extend the off-site public <br /> access trail on the City's Green Lantern Park site. <br /> • Taylor Development has offered to provide an easement for pedestrian access <br /> between 110th Street SE on the north side of the property and 19th Avenue SE on <br /> the south side of the subject property, for pedestrian convenience. <br /> • Taylor Development has offered to provide a view point on its property for use by <br /> the public, as suggested during the public planning process. <br /> • The proposed development will create a pedestrian friendly street frontage along <br /> 19t1i Avenue SE, and will encourage pedestrian activity with the extension of the <br /> public trail on the Green Lantern Park site and the pedestrian corridor through the <br /> subject property. <br /> • Traffic congestion will be mitigated by having two points of ingress and egress to <br /> the site,with restricted no left-turn movements allowed on 19th Avenue SE (SR <br /> 527). Pedestrian convenience will be improved with the trail extension on the <br /> south side of SR 527 on Green Lantern Park, and the public pedestrian easement <br /> between SR 527 and 110th Street SE. <br /> • Taylor Development has reported that Safeway is pleased with the prospect of <br /> 100 additional dwellings adjacent to their Silver Lake store. <br /> • Taylor Development will restore and enhance the stream/wetland buffer along <br /> the east side of the subject property. <br /> 3 <br /> 4 <br />
