GEOTECHNICAL ENGINEERING STUDY <br /> Proposed Three-Story Building <br /> 3530 Colby Avenue <br /> Everett, Washington <br /> This report presents the findings and recommendations of our geotechnical engineering study for <br /> the site of the proposed three-story building to be located in Everett. <br /> We were provided with a site plan and floor plans prepared by GGLO Design dated August 26, <br /> 2016. Based on these plans, we understand that the development will consist of demolishing the <br /> existing church building and constructing a new three-story building of type VA construction on the <br /> property. Based on the provided preliminary plans, the building will be offset as little as 14 feet <br /> from the western property line, a range of 0 to 5 feet from the southern property line, 5 feet from <br /> the eastern property line, and 67 feet from the northern property line. It is our understanding that <br /> the existing asphalt parking lot on the northern end of the property will remain. The lowest finished <br /> floor of the proposed building will be near the existing site grade, thus there are no planned deep <br /> excavations for the building. <br /> If the scope of the project changes from what we have described above, we should be provided <br /> with revised plans in order to determine if modifications to the recommendations and conclusions of <br /> this report are warranted. <br /> SITE CONDITIONS <br /> SURFACE <br /> The Vicinity Map, Plate 1, illustrates the general location of the site in Everett. The rectangular- <br /> shaped subject site is located at the northwestern corner of Colby Avenue and 36th Street. It has <br /> approximate dimensions of 254 feet in the north-south direction and 113 feet in the east-west <br /> direction. The site slopes gently downward from east to west with a change in elevation across the <br /> site in the order of 3 to 5 feet. Most of the property is covered by a church which overlies a <br /> basement floor. The depth of the basement varies from 4 to 8 feet below the surrounding site <br /> grade. An asphalt parking lot covers the northern 65 feet of the property and the area west of the <br /> church. The remainder of the property is covered by grass lawn with several landscaping beds. <br /> In addition to the two streets, the subject site is bordered by an alley to the west and an <br /> undeveloped parcel of land to the north. The property west of the subject site and across the <br /> adjacent alley contains three-story multi-family building over a half-basement that has a large offset <br /> from the subject site. <br /> SUBSURFACE <br /> The subsurface conditions were explored by drilling four test borings at the approximate locations <br /> shown on the Site Exploration Plan, Plate 2. Our exploration program was based on the proposed <br /> construction, anticipated subsurface conditions and those encountered during exploration, and the <br /> scope of work outlined in our proposal. <br /> GEOTECH CONSULTANTS,INC. <br />
