The Applicant requested approval of a variance from the residential building <br /> height standards for R-1 zoned properties, as set forth in the Development <br /> Standards Table 6.1, EMC 19.6. The subject property, zoned R-1, is subject to a <br /> maximum height standard of 28 feet. The Applicant proposes to develop a new <br /> • <br /> residence at 4518 Seahurst Avenue which will exceed the 28-foot maximum <br /> height standard by nine feet for a total height of 37 feet. The subject property is a vacant lot that has slopes that vary in grade. There is a <br /> paved access driveway through the lot that provides access to two single-family <br /> dwellings at 4514 and 4516 Seahurst Avenue. The properties to the north, <br /> south, east and west are all zoned R-1, Single-Family. The subject property <br /> fronts Seahurst Avenue on its eastern border.
