These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Provide stair section and details for all new stairs, interior and exterior, showing construction, handrail size and placement, guard, rise, run, stringer size and quantity, stringer attachment to the supporting structure. 2. Provide guard details including attachment to the structure (decks, stairs and floors). Specify height of guard and all components. 3. Below grade walls are required to be insulated to on the interior per Table R402.1.1 (including the wall between the new stairs and the existing basement concrete wall). Specify the assembly chosen to meet the energy Code requirements, show section view of below grade walls and insulation. 4. Egress windows shall have a sill height of not more than 44 inches (1118 mm) measured from the finished floor to the bottom of the clear opening.
