MITZGATION REQUIRED P,Y EXISTING CODES AND ORDINANCES <br /> 1. Parmits mus; be obtained from the City's F:re Marshall for the <br /> undergrcr�nd fuel tanks per the Fire Code. (SEPA Risk of Upset Po21cy) <br /> 2. A fire hydrant is requirad within 200 driving feet but not closer than <br /> 50 feet of every structure per Ordinance 493a78. (SEpA Utilities and <br /> Public Services policies) <br /> 3• Full standard street improvements are required to 52nd Street and <br /> Evergreen Way including, but not limited to, curb, gutter, aidewalk� <br /> street widening and drainage eontrol per Ordinance 555. �SEPA <br /> Transportation/Circulation Polieies). <br /> 4. Parking must be provided in compliance with Zoning Code requtrements <br /> and the Cities Design ar.d Construction Star.dards and Specifi.cations <br /> Manual. For the 10�600 square foot retail use, a minimum of 53 parking <br /> spaces are required. (SEk'A Transportation/Circulation Policies) <br /> 5. A landscape strip a minimum o£ 5 feet in width must be provided along <br /> the entire Evergreen Way and 52nd Street frontages� except for <br /> driveways, where Lhe parkirig areas front on the right-or.'-way per <br /> Section 19.40.050 ef the Zoning Code and Section 1.13 of the I�esign and <br /> Construetion Standards and Specifications Manual. An Environmental <br /> Impact Statement is not required under RCW 43•21C.030(2)(c). This <br /> determination assumes compliance with state law and City ordinances related to <br /> general environmental protection ineluding but not limited to right-of-way <br /> improvement requirements, drainage, ete. This decision wae made after re��iew <br /> of a completed environme: tal checklist and other information on file with the <br /> lead agency. This information is availabls to the publie on request.
