1 <br /> with Lessee (in addition to the separate lease agreement with the City of Everett), <br /> and all revenue generated by said "tower only" use agreement shall be the sole <br /> property of Lessee. Lessee agrees to reasonably cooperate and facilitate any <br /> Future Collocator's application for collocation on the Monopoles. <br /> During the Lease Term, Lessee's authorized employees, representatives, tenants, <br /> licensees, invitees, contractors or agents shall have 24-hours-a-day, 7-days-a- <br /> week access to the Watertank Sites, including the right to nonexclusive use of the <br /> existing access located over, across and upon Lessor's real property adjoining the <br /> Watertank Sites for the purpose of ingress to and egress from the Watertank Sites, <br /> however control of the keys to said access must be tightly maintained. Lessor <br /> reserves the right to access the Watertank Sites for the purpose of inspection and <br /> operating,maintaining and servicing its property,improvements and equipment. <br /> Lessee agrees to provide the Lessor seventy-two (72) hours' notice prior to <br /> accessing the Watertank Sites, except in the case of an emergency. In the event of <br /> an emergency, as described by Lessee, where Lessee cannot reasonably provide <br /> advance notice of required access, Lessee shall, within twenty-four (24) hours <br /> following actual notice of emergency access, inform Lessor of the following: (i) <br /> the date and time of emergency access and (ii) the nature of the event requiring <br /> such emergency access. <br /> Lessee must provide for separately metered utility services at the Watertank Sites. <br /> Subject to obtaining Lessor's approval, which shall not be unreasonably withheld <br /> or delayed, and all required permits,Lessee can: <br /> a. Transmit and receive radio signals on various frequencies; <br /> b. Furnish, install and use in, upon and under and remove from the <br /> Watertank Sites such wires, equipment and other property of whatsoever <br /> kind and nature as Lessee deems necessary; <br /> c. Connect such wires and equipment to utility lines adjoining the Watertank <br /> Sites;and <br /> d. Install standby generators for Lessee's exclusive use at locations at the <br /> Watertank Sites acceptable to both parties. <br /> All work done by Lessee at the Watertank Sites shall be done in a lawful manner <br /> and in conformity with all applicable laws, ordinances and regulations. Use by <br /> Lessee of the Watertank Sites shall not conflict with Lessor's use of the <br /> Watertank Sites and related facilities. Lessee shall label all antennas and <br /> equipment in a manner that provides readily visible ownership identification. <br /> Lessor hereby grants its consent and approves Lessee's Monopoles and related <br /> equipment as they currently exist as of the Effective Date of this Second <br /> Addendum.
