These are nol SEPA conditions but are <br /> associated evith olher laws or requirements. All requirements are przliminary in nature, and are basecl upon <br /> lhe preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply wilh aIl ordinances in effect at the time a complete building permit appiication is filed, including <br /> those not specifically set forth herein. Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this projecl. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department, showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in ihe public right-of-way. Public Works Department approval of these drawings is <br /> required prior to any permits being issued. AI� improvements shall be completed, approved and <br /> warranted before the Occupancy Permit is issuedlfinal approval is granted. <br /> 2. This project must comply with the current City of Everett Building Code and Sprinkier Ordinance. <br /> 3. A building permil will required for this project. <br /> 4. A fire hydrant is required within 350 driving feet o( every structure. The hydrant(s) must meet City <br /> specifications. <br /> 5. City streets and alleys are to be kept clear of dirt and debris 2t all times during construclion. Dusl <br /> suppression and street cleaning must occur as directed by '.he Public Works Inspec?or. <br /> 6. As-builts of storin sewer, sanitary sewer, and water systems will be required to be submilted per Ciiy <br /> Design and Constniction Standards and Specifcations for Development. <br /> 7. Any broken or damaged sidewalk shall be repairedlreplaced per tha City Public Works Inspector. <br /> 8. The construction plans must h�° rl,�� �ied from a site survey performed by a licensed Slate of <br /> Washington land surveyor. <br /> 10. Pursuant to Section 19.38.070 oi ihe zoning code, the non-conforming landscaping must be upgraded <br /> to meet current standards as Follows. A detailed landscape plan shall be submitted with the building <br /> permit application. <br /> a. Interior to tlie parking lot, a minimum of one tree for every eight parking spaces must be planted. <br /> No parking space shall be further than 50 feet from an interior parking lot landscape island. <br /> b. Street frontage landscaping must have a minimum width of 10 feet, planted to Type III standards, <br /> except that street trees shall be spaced to be 20' on-center tc meet the intent of Gateway Corridor <br /> policies. <br /> c. Along the north and south property lines, five (eet of Type III landscaping shall be provided, excepl <br /> no landscaping is required along the driveway shared with the abutting property to the north. <br /> d. Along the easterly property lines abutting the R-1 zone, a minimum of ten feet Type II or fifteen feet <br /> Type III landscaping shall be provided. <br /> 11. Provide parking calculations on plans submitted for building permit. The minimum number of parking <br /> spaces required is 3 spaces plus two spaces for every bay. Each bay may be ccunled as a parkino <br /> space. For office space, one parkiny space is required for every 400 s.f. <br /> �S <br />
