Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Building Architectural, Public <br /> Works, Planning, or Fire). All references refer to the 2015 International Building Code (IBC), the <br /> 2015 International Existing Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 <br /> International Mechanical Code (IMC), and the 2015 Washington State Energy Code (WSEC), as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC <br /> referenced standard for accessible design is the 2009 "Accessible and Usable Buildings and <br /> Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. All revisions require the person delivering the <br /> drawings to replace the revisions into the two sets here at our offices. For significant <br /> revisions, or if the revisions are coming directly from a document printing facility, <br /> please make arrangements with them to print and deliver two replacement sets. <br /> Architectural <br /> 1. On Details 6/S3.1 and 7/S3.1, it appears that the top of the handrail exceeds the maximum <br /> height of 38"from the top of the stair tread per IBC 1014.2. If the smaller rail beneath the <br /> top rail is intended to be the handrail, these handrails should be continuous per IBC <br /> 1014.4. Please revise geometry as required. As part of this continuity requirement for <br /> handrails, clearances and projections per IBC 1014.7 and IBC 1014.8, respectively should <br /> be reviewed for compliance should the handrail geometry change. <br /> 2. On Detail 2/S2.1, the handrails appear to be missing their extensions per IBC 2015 1014.6 <br /> at the top and bottom of the stairs.
