These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments such as Utilities, Planning or Fire. All references refer to the 2015 International <br /> Building Code (IBC), 2015 International Residential Code (IRC), as amended by the State of <br /> Washington and/or Washington State Energy Code (WSEC) 2015 Edition, as adopted by the City of <br /> Everett, unless stated otherwise. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two new complete sets of drawings reflecting the <br /> corrections requested. <br /> Construction documents shall be of sufficient clarity to indicate the location, nature <br /> and extent of the work proposed and show in detail that it will conform to the <br /> provisions of the building code and relevant laws, ordinances, rules and regulations. <br /> 1. Provide foundation plan show all new footings and stem walls, existing framing members, <br /> ventilation, dimensions, size and location of crawl space access (new and existing). <br /> 2. Provide minimum 18 inch clearance under floor joists or provide pressure treated floor <br /> assembly including joists and floor sheathing. <br /> 3. Provide foundation ventilation calculations. Show size and location of ventilation openings <br /> on the foundation plan. <br /> 4. Provide detail of the connection of the new foundation to the existing foundation. <br /> 5. Provide detail of the connection of the new TJI joists to the existing structure. If using a <br /> ledger, the detail shall be specific to this structure. <br /> 6. Provide building section(s) and typical sections specific to this structure for each type of <br /> construction.
