These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with all ordinances in effect at the time a complete building permit applfcation <br /> is filed, including those not speci6cally set forth herein. (Exception: For vesting under the Zoning <br /> Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department Cor information <br /> regarding appeals processes for the requirements listed in this document. <br /> !. A Public Works Perntit is required for this pro;ect. Detailed drawings in accordance with Ciry <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. <br /> 2. Parking must be per Ciry Zoning Code and Ciry Design and Construction Standards for <br /> Development. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> A building permit is required for this project. <br /> 4. Fire flow requirements for diis structure are 1,500 gpm. <br /> 5. Fire Alazm and Sprinkler Systems will need to be extended into the new addition. <br /> 6. A parking covenant fcopy attached) must be provided for the proposed off-site parking spaces to be <br /> provided for this proposal. This covenant must be completed and recorded with the Snohomish <br /> County Auditor's Office prior to issuance of any permits for construction. <br /> 7. Placement and screening of refi�se disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in alt multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a <br /> lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to d�e alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view &om the stree[ and <br /> from adjacent properties. This screening may be done using dense vegetation or by placing <br /> the dumpster or recycle bin in a structural enclosure. <br /> 8. The proposed landscape modification has been reviewed and given preliminary approval by the <br /> Planning Director. Landscaping shall be provided in accordance with the proposed landscape plan <br /> for the project. <br /> 3/� <br />
