Mr. Drew Martin <br /> Plan Check Number: B1901-029, First Building Review Letter Response <br /> April 30, 2019 <br /> Geotechnical <br /> 1. The project does not appear to include a geotechnical investigation of the project site soils. <br /> Based on the location of the project site, the design soil load bearing values shall not <br /> exceed the presumptive values of Table 1806.2. The design values shall not exceed those <br /> for Class 5 materials without classification of the site soils or performance of a geotechnical <br /> investigation by a qualified geotechnical engineer. The allowable soil bearing strength shall <br /> not exceed 1,500 psf, The design of site retaining walls shall include active and hydrostatic <br /> pressures, seismic surcharge pressures, and traffic surcharge pressures per IBC Sections <br /> 1610.1, 1803.5.12 Item 1, and 1807.2,2. The design values shall be specified in the <br /> construction drawings. See IBC Sections 1603,1.6, 1603.1.8, 1803.1, 1803.5.1, 1803.5.2, <br /> and 1806,2. <br /> Response: <br /> The project has been revised to remove the four new concrete steps that required a new 28" <br /> engineered retaining wall and geotechnical investigation of project soils. The applicable <br /> drawing sheets have been revised to remove any/all new concrete steps and retaining walls and <br /> no longer includes any aspects involving soil excavation. A geotechnical investigation is no <br /> longer applicable; no new site work is proposed. <br /> Architectural <br /> General; <br /> 1. Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method(Section 301.1,1), the <br /> Work Area Method(301.1.2), and the Performance Compliance Method(301,1.3). The <br /> method selected for the project should be specified on Sheet T-1.0, A statement should be <br /> provided clarifying the types of work that are included in the project(e.g., repairs, <br /> additions, change of occupancy, etc,)and referencing the appropriate IEBC sections. The <br /> comments provided herein presume the project will comply with the Work Area Method of <br /> Chapter 5. Based on a review of the construction drawings, the proposed project appears <br /> to include the following work:Level 2 Alternations(Chapter 8)and Change of Occupancy <br /> (Chapter 10). Additional and alternative types of work required for the project shall be <br /> identified by the designer-of-record, Additional comments may be pending. See IBC <br /> Section 101.4.7 and IEBC Section 301.1. <br /> Response: <br /> The Work Area Method (301.1.2) has been selected for this project. The types of work that are <br /> included in the project include alterations per Section 504 Alteration - Level 2 and a change of <br /> occupancy per Section 506.
