Mr. Drew Martin
Plan Check Number: B1901-029, First Building Review Letter Response
April 30, 2019
2. The occupant load for each level of the building shall be stated in the construction drawings
Based on Occupancy Classifications "B"and "M"for the Main and Basement Levels,
respectively, the respective occupant load factors per IBC Table 1004.1.2 are 100 and 60
applied to the gross floor areas. The estimate occupant load for each level is 10 and 19,
respectively. The occupant loads shall be verified and stated in the construction drawings
See IEBC Section 106.2.1.
Response:
The occupant loads have been verified per IBC Table 1004.1.2 and stated in the construction
drawings. Occupancy Classification "B" = 11 and Occupancy Classification "M" = 17. See Sheet
C-1.0.
Fire Protection;
3. The project includes a change of occupancy for the Basement Level from "B"to "M': This
results increase in hazard for the exterior walls per IEBC Table 1012.6. The north wall has a
separation of less than 10 feet with the adjacent building. Presuming that the adjacent
building requires a minimum 5-foot fire separation distance to the imaginary lot line
between the buildings, the fire separation distance for the building is less than 5 feet.
Therefore, the north Basement Level wall shall be a minimum 2-hour wall per IBC Table
602. Details for the wall construction shall be submitted for review. The details shall
reference listed assemblies substantiating the fire rating,
Response:
The imaginary lot line between the buildings and dimensions have been added to the Parcel
Plan, sheet C-1.0. The north wall has a separation of 9-feet 7-inches with the adjacent building
which is less than 5-foot fire separation distance to the imaginary lot line between the buildings.
Therefore, the north Basement Level wall is required to be a minimum 2-hour wall per IBC
Table 602. The north wall is constructed of a two-foot-tall wood framed wall from the bottom of
the floor joists above to the top of the concrete basement wall. The remaining portion of the
north wall is entirely concrete and extends below grade to the basement floor. There is
approximately 22 SF of wood framed wall above grade exposed to the adjacent building. The
remaining portions of the north wall consists of a steel door, a window opening, and
approximately six SF of the wall is protected by concrete steps leading up to the upper level
back door. It is proposed to install Contego International Intumescent Fire Barrier for Structural
Wood per manufacturer's instructions on the exterior of the remaining exposed two-foot portion
of the north wall and specifications provided by Contego International have been included. On
the interior, FRTW framing and Type-X GPW will be added per the details provided. See sheets
G-2.0 thru G-2.1 thru G-2.7. Notes added to sheet C-1.0.
4. The project includes a change of occupancy for the Basement Level from "B"to "M': This
results increase in hazard for the exterior walls per IEBC Table 1012.6, The openings in the
Basement Level walls on each side of the structure shall comply with IBC Table 705.8.
