Ms. Misty Pomada <br /> Comfort Systems Northwest <br /> Plan Check Number: M1810-038, First Review <br /> October 12, 2018 <br /> 1. The new mechanical units weight 624 and 736 lbs per Sheet M0.4. The increased roof <br /> loading appears to exceed 5% of the original design load. It is presumed that the original <br /> roof live load did not exceed 20 psf. In addition, the record drawings do not appear to <br /> show the existing mechanical units, and therefore they do not contribute to the original <br /> design load. Calculations substantiating the capacity of the roof framing to support the <br /> units shall be submitted for review. The analysis loads shall be per the current code (e.g., <br /> 25 psf snow loading, etc.). See IEBC Section 807.4. <br /> 2. Continuing with the previous comment, the existing construction appears to be flatwise 2x <br /> decking spanning 8 feet between glulam beams. The analysis shall show that the curb or <br /> decking has sufficient capacity to support the unit weights and provide a load path to the <br /> glulams. Alternatively, supplemental framing and connections shall be provided to directly <br /> support the units and transfer loads to the beams. See IBC Sections 1604.1 and 1604.4. <br /> 3. A detail should be provided in the construction drawings showing the connection between <br /> the new mechanical units and the curbs. The type, size, and spacing of the connections <br /> should be specified. The existing construction of the curbs should be shown for clarity. See <br /> IBC Section 107.2.1. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
