Please review and
respond to the comments below.
Architectural
1. The new proposed carport construction is to be constructed next to the adjacent
residential structure as well as existing carports. Per IBC 705.3 and 705.5,the new carport
is considered a building on the same lot and adjacent to other buildings. An assumed fire
separation distance between the existing buildings and the new carport appears to be less
than 5'-0"between the structures, which would require a minimum of 1-hour fire-resistant
wall construction per Table 602 given the proximity of the carport. Please revise.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Property Maintenance Code (IPMC), 2015
International Building Code (IBC), 2015 International Existing Building Code (IEBC), the 2015
International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and/or the 2015
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett. The current IBC referenced standard for accessible design is the 2009
"Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and
standards may be more restrictive.
These comments address building issues only. Additional revisions or additions may be required
by other departments (such as Utilities, Traffic, Planning or Fire).
