• • <br /> City of Everett <br /> Planning Director Decision <br /> REVII#13-021 <br /> Israel Garage <br /> September 17,2013 <br /> Description of Proposal: Construction of a new garage at 1712 Lombard Avenue which will <br /> exceed the maximum height limit of fifteen(15)feet for the detached accessory structures. <br /> Applicant: Mica Israel <br /> 1712 Lombard Avenue <br /> Everett WA 98201 <br /> Project Location: 1712 Lombard Avenue <br /> Zoning: R-2, Single-Family Medium Density <br /> General Plan: 1.3, Single-Family Detached <br /> Contact Person: Faheem Siddiq, (425)257-7142 <br /> Chapter 15 of the Everett Municipal Code (EMC)states that-an-applicant - ay propose and the <br /> Planning Director(using Review Process II)may allow an applicant to deviate from certain <br /> development standards and/or Multiple Family Design Guidelines provided that the proposal <br /> satisfies the evaluation criteria contained in Subsection 15.010.D.3 of the City of Everett Zoning <br /> Code. <br /> The following applicable information was used to evaluate the proposed project. <br /> Narrative Statement for Garage at 1712 Lombard Avenue <br /> 1. The Applicant has submitted an application for a proposed garage at 1712 Lombard <br /> Avenue. The Applicant has requested a height modification from 15' to a 20' maximum <br /> height. The new garage has attic trusses with a raised heel that would provide additional <br /> storage. The design of the garage would have a 6/12 roof pitch to better match the design <br /> of the current single family residence that is on the property. <br /> 2. There was an existing garage on the location where the new garage is proposed. There <br /> are no changes proposed to the access points or the usable open space of the lot. The <br /> proposed garage is 24 feet wide by 26 feet deep and on flat ground. The new garage has <br /> one 16 foot garage door that opens to the alley as well as one 3 foot man door that opens <br /> to the house. <br /> 3. The proposed garage will match the existing design of the single family residence with <br /> upgraded siding and roofing. The matching design will be an upgrade from the existing <br /> garage and will be an upgrade to the neighborhood. <br /> 4. According to the Applicant's Representative there should be no visual impact to <br /> surrounding properties.
