The majority of the properties with the exception of two (2)have garages which are <br /> located on the alley. The two (2)properties that do not have garages are located directly <br /> across the alley and the proposed garage is directly in their lines of sight. The new garage <br /> which is replacing an existing garage should be a large improvement over the existing <br /> garage which has deteriorated and should be demolished. <br /> The existing garage to the south of the subject property on Lombard is over seventeen <br /> (17) feet tall with the roof line running north and south;thereby substantially blocking the <br /> view of the new garage for properties to the south of the subject site. <br /> 5. The requested height modification should have no impact on neighboring properties in <br /> design or views. The quality of construction along with the details of design matching <br /> the garage to the existing single family residence should have a positive impact on the <br /> surrounding properties. <br /> Decision: The Planning Director APPROVES the proposed garage at 1712 Lombard Avenue at <br /> a maximum height of 18.9 feet subject to the following conditions: <br /> 1.
