The majority of the properties with the exception of two (2)have garages which are located on the alley. The two (2)properties that do not have garages are located directly across the alley and the proposed garage is directly in their lines of sight. The new garage which is replacing an existing garage should be a large improvement over the existing garage which has deteriorated and should be demolished. The existing garage to the south of the subject property on Lombard is over seventeen (17) feet tall with the roof line running north and south;thereby substantially blocking the view of the new garage for properties to the south of the subject site. 5. The requested height modification should have no impact on neighboring properties in design or views. The quality of construction along with the details of design matching the garage to the existing single family residence should have a positive impact on the surrounding properties. Decision: The Planning Director APPROVES the proposed garage at 1712 Lombard Avenue at a maximum height of 18.9 feet subject to the following conditions: 1. The applicant must obtain a Building Permit from the Everett Building Department for the proposed project. • 2. Any change to the Site Plan or design of the proposed garage requires Planning Director approval.
