Is that correct? This would still
require an update to the allowable area threshold numbers.
My initial questions at the time of submission was following-up on the accuracy of computation of the allowable area
threshold, as it seemed odd that the computed allowable area threshold was for a one story, non-sprinkler'd building of
Type VB construction. For example, if you're adding Fire Sprinklers to the building throughout and checking the
allowable area to the S-1 occupancy, there is a difference between applying the base non-sprinkler'd area versus the
base 1 story sprinkler'd area . On the drawings, the base area for the S-1 NS was listed as 48000 sqft.which is not
consistent with the 9000 sqft limit for a NS,S-1 occupancy of Type VB construction nor is it 36000 sqft for a single story
sprinkler'd S-1 of Type VB construction per Table 506.2. Also, a B occupancy cannot be designated as unlimited area
unless there are justifications to applying the provisions of IBC 507.5.
Please confirm/correct the following:
• That you are indeed adding Fire Sprinklers throughout and a Fire Alarm system throughout the building as part
of this work.
• Clarify and correct the Allowable Area calculation.
• Clarify the Type of Construction as it applies to the Allowable Area calculation.
Please submit revised sheets or if it's easier, redline the sheets in the office at your earliest convenience.
Thank you,
James Bronder, P.E.,S.E.
116.III Associate Engineer—Plans Examiner I Permit Services
425.257.8810 13200 Cedar Street, 2nd Floor, Everett,WA 98201
EVERETT Hours: Monday—Friday 7:30am-12:OOpm and 1:OOpm-4:OOpm
everettwa.gov I Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
From: Paul Douglas<paul@2812architecture.com>
Sent:Thursday,August 1, 2019 15:38
1/42
