The proposed project represents Phase 1 of a multi-phase scope of work. The Sheet List on Sheet A0.01 lists work that is
not included in the current project. These sheets should be removed from the list for clarity. In addition, Cover Sheet
A0.00 should state"Phase 1". See IBC Section 107.2.1
Response: "Phase 1"was added to cover sheet. All sheets referencing Phase 2 have been removed from the Sheet List on
Sheet A0.01.
2. Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative methods for performing
work: the Prescriptive Compliance Method (Section 301.1.1),the Work Area Method (301.1.2),and the Performance
Compliance Method (301.1.3). The method selected for the project should be specified in the General Notes on Sheet
A0.01 under General Note 4. A statement should be provided clarifying the types of work that are included in the project
(e.g.,repairs, additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. The comments
provided herein presume the project will comply with the Work Area Method of Chapter 5. Based on a review of the
construction drawings, the proposed project appears to include the following work:Level 2 Alternations (Chapter 8).
Additional and alternative types of work required for the project shall be identified by the designer-of-record. Additional
comments may be pending. See IBC Section 101.4.7,and IEBC Sections 301.1 and 504.
Response: Sheet A0.02 Code Review has been added to the set to address this comment. The Work Area Method has been
selected for this project.A Project Description has been added to sheet A0.02 to define the type of work that is being
performed and a narrative to describe the purpose of the renovation. No change of occupancy is occurring with this project.
Additional notes have been added to show conformance with Chapter 8 of the IEBC for Level 2 Alterations.
3. The construction drawings appear to be incomplete. Review comments have been provided to assist the designer-of-
record (DOR)in revising the drawings. Additional comments may be provided pending a review of the revised submittal
documents. The drawings shall be revised to clearly show the intended construction. See IBC Section 107.2.1. Items
requiring correction include, but are not limited to,the following:
a. Sheet A6.01 shows multiple unidentified rooms between Grids 1.1 and 3.3.
b. Sheet A6.01 shows an unmarked room between Grids E-F/3-3.3 that cannot be accessed. The room is also
not enclosed due to a narrow gap between closely spaced wall on Grid 3.3.
