The proposed project represents Phase 1 of a multi-phase scope of work. The Sheet List on <br /> Sheet A0.01 lists work that is not included in the current project. These sheets should be <br /> removed from the list for clarity. In addition, Cover Sheet A0.00 should state"Phase 1". See <br /> IBC Section 107.2.1. <br /> 2. Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work <br /> Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The method <br /> selected for the project should be specified in the General Notes on Sheet A0.01 under General <br /> Note 4. A statement should be provided clarifying the types of work that are included in the <br /> project (e.g., repairs, additions, change of occupancy, etc.) and referencing the appropriate <br /> IEBC sections. The comments provided herein presume the project will comply with the Work <br /> Area Method of Chapter 5. Based on a review of the construction drawings, the proposed <br /> project appears to include the following work: Level 2 Alternations (Chapter 8). Additional and <br /> alternative types of work required for the project shall be identified by the designer-of-record. <br /> Additional comments may be pending. See IBC Section 101.4.7, and IEBC Sections 301.1 and <br /> 504. <br /> 3. The construction drawings appear to be incomplete. Review comments have been provided to <br /> assist the designer-of-record (DOR) in revising the drawings. Additional comments may be <br /> provided pending a review of the revised submittal documents. The drawings shall be revised <br /> to clearly show the intended construction. See IBC Section 107.2.1. Items requiring correction <br /> include, but are not limited to, the following: <br /> a. Sheet A6.01 shows multiple unidentified rooms between Grids 1.1 and 3.3. <br /> b. Sheet A6.01 shows an unmarked room between Grids E-F/3-3.3 that cannot be accessed. <br /> The room is also not enclosed due to a narrow gap between closely spaced wall on Grid 3.3. <br /> c. Sheet A6.01 shows that the existing corridor along Grids F/1.1-3.3 and 1.1/E-G has been <br /> enclosed and can only be accessed through an intervening room. <br /> Fire Protection: <br /> 4. Sheet A1.01 indicates that the structural floor slab will be infilled at Grids B/3.4, C.5/5.5, and <br /> E/5.6. The floor construction,shall provide a minimum of two-hour fire resistance for Type IB <br /> construction. See IBC Table 601. <br /> 5. The plans on Sheets A0.21 and A6.01 indicate that existing walls will be included in the smoke <br /> and fire barriers. Details confirming the existing wall construction shall be included in the <br /> drawings. The details shall confirm that the walls are continuous to the floor construction <br /> above and are properly sealed.
