The proposed project represents Phase 1 of a multi-phase scope of work. The Sheet List on Sheet A0.01 lists work that is not included in the current project. These sheets should be removed from the list for clarity. In addition, Cover Sheet A0.00 should state"Phase 1". See IBC Section 107.2.1. 2. Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The method selected for the project should be specified in the General Notes on Sheet A0.01 under General Note 4. A statement should be provided clarifying the types of work that are included in the project (e.g., repairs, additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. The comments provided herein presume the project will comply with the Work Area Method of Chapter 5. Based on a review of the construction drawings, the proposed project appears to include the following work: Level 2 Alternations (Chapter 8). Additional and alternative types of work required for the project shall be identified by the designer-of-record. Additional comments may be pending. See IBC Section 101.4.7, and IEBC Sections 301.1 and 504. 3. The construction drawings appear to be incomplete. Review comments have been provided to assist the designer-of-record (DOR) in revising the drawings. Additional comments may be provided pending a review of the revised submittal documents. The drawings shall be revised to clearly show the intended construction. See IBC Section 107.2.1. Items requiring correction include, but are not limited to, the following: a. Sheet A6.01 shows multiple unidentified rooms between Grids 1.1 and 3.3. b. Sheet A6.01 shows an unmarked room between Grids E-F/3-3.3 that cannot be accessed. The room is also not enclosed due to a narrow gap between closely spaced wall on Grid 3.3. c. Sheet A6.01 shows that the existing corridor along Grids F/1.1-3.3 and 1.1/E-G has been enclosed and can only be accessed through an intervening room. Fire Protection: 4. Sheet A1.01 indicates that the structural floor slab will be infilled at Grids B/3.4, C.5/5.5, and E/5.6. The floor construction,shall provide a minimum of two-hour fire resistance for Type IB construction. See IBC Table 601. 5. The plans on Sheets A0.21 and A6.01 indicate that existing walls will be included in the smoke and fire barriers. Details confirming the existing wall construction shall be included in the drawings. The details shall confirm that the walls are continuous to the floor construction above and are properly sealed. See IBC Sections 107.2.1 and 407.3, and Table 509.
