These are not conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal. The proposal must <br /> comply with all ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. <br /> Public Works requirements: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements shall be <br /> completed, approved and warranted before the Occupancy Permit is issued. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. Provide 8 parking spaces. All parking areas must be paved. Tandem parking stalls <br /> must be assigned to a single unit. All access point must be paved. Alley access to all parking with 4 <br /> foot setback from ROW is required. <br /> 3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 4. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> The project requires a building permit and adherence to the City of Everett building code. <br /> 5. In accordance with the City of Everett Traffic Mitigation Ordinance, a Traffic Mitigation fee of$ <br /> 2,700.00 is required to be paid prior to the issuance of building permits. <br /> • <br /> 6. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works standards a <br /> long this property's Walnut street frontage <br /> 7.
