Lessor upon ten days written notice. Lessee waives any notice which would otherwise <br /> be provided by law with respect to a month-to-month tenancy. During such tenancy, <br /> Lessee agrees to be bound by all of the terms, covenants and conditions set forth <br /> herein, so far as applicable. <br /> 26. ATTORNEYS FEES. In the event an action is commenced by either <br /> party to enforce any of the terms, covenants or conditions of this lease agreement, the <br /> successful party shall be entitled to reasonable attorney fees as may be determined by <br /> the court, in addition to costs allowed by law. Lessee agrees to be responsible for costs <br /> of any title search necessary to prosecute any action commenced by Lessor. In the <br /> event that Lessor sends notice of default to Lessee as provide herein, Lessee agrees to <br /> pay to Lessor, as a condition to the continuance of the lease, the sum of $150.00 for <br /> attorney fees for preparing such Notice of Default. <br /> 27. SUCCESSORS. All Terms, covenants and conditions of this lease <br /> shall be binding upon the parties, the successors and assigns. Provided, that this <br /> paragraph shall not be deemed to extend or expand in any way the restrictions on <br /> Lessee's right to assign or sub-lease as herein set forth. <br /> 28. INVALID PROVISION.
