6. REPAIRS and MAINTENANCE. Lessee will at all times keep the <br /> Premises neat, clean and in a sanitary condition, will replace any glass of all <br /> windows and doors as may become cracked or broken, and will at all times <br /> preserve the Premises in as good condition as they are at the commencement of <br /> the lease. Lessee shall also be responsible for repairs to heating and air <br /> conditioning, electrical and plumbing systems. Lessor shall be responsible for <br /> and pay for all repairs to the roof, outside walls, foundation and parking area. <br /> 7. IMPROVEMENTS. The parties agree that Lessor shall not be required to <br /> make any alterations, additions or improvements to or upon the Premises during <br /> the term of this lease, and that the Lessee shall not make any alterations, <br /> additions or irnprcven,L;ts without the prior written riltvn CunS2nt of Lessor. WASTE. Lessee agrees not to suffer or permit any strip or waste on <br /> the Premises, nor will it do anything or permit any thing to be done on or about <br /> the Premises which will in any way tend to create a nuisance. <br /> 9. ENCUMBRANCES. Lessee shall not permit, allow or suffer any <br /> encumbrances to be incurred upon the Premises and will hold the Lessor <br /> harmless against such encumbrances crated or incurred by Lessee. <br /> 10.
