1'1.,ANNiNG DEPAR'1 MEN7 - Teresa Firnstahl — 425.257.8731 <br />1. Self -serve storage facility is listed as a permitted use in the B-2 zone. Any outdoor storage must <br />comply with Section 41.100 of the "Zoning Code. Outdoor storage is not proposed. <br />2. Parking must be per City Zoning Code and City Design and Construction Standards and <br />Specifications. A self -serve storage facility requires 1 parking space per 300 square feet of office <br />area, plus 2 for manager's living quarters. This facility will not have a manager's living quarters. The <br />office and lobby area is approximately 1,100 square feet. A total of four off-street parking spaces <br />would be required. An additional two parking spaces are required to service the existing <br />communication tower leased area to the rear of the property. <br />3. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the 'Zoning <br />Code. Garbage receptacles, dumpsters, and recycle tins shall be provided in all commercial <br />developments and shall not be located in a required front or street side setback area for corner lots. <br />All garbage dumpsters and recycle bins must be screened from view from the street and from <br />adjacent properties. This screening may be done using dense vegetation or by placing the dumpster or <br />recycle bin in a structural enclosure. <br />4. Any rockeries or retaining walls proposed must be in conformance with Section 39.150 of the 'Zoning <br />Code. Fences placed upon rockeries or retaining walls shall be permitted to be constructed to the <br />maximum allowable fence height above the rockery or retaining wall, provided the rockery or <br />retaining wall does not exceed a height of six feet. Fences constructed on top of'retaining walls which <br />are greater than six feet in height shall not exceed a maximum fence height of forty-two inches. <br />5. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. Screening details of all mechanical units are required to be submitted with the permit <br />application for review. <br />6. The height limit for this facility is 35 feet. height calculations for each building arc required on the <br />site plar and buildir.j elevations. Building appurtenances can extend five feet above the 35 foot <br />height limit, not to exceed 40 feet. <br />7. Building setbacks must be a mininunn of zero feet front, zero feet interior sides, and at least 25 feet <br />from the top of slopes at least 25% or less for the rear due to a tributary of Woods Creek per the <br />Critical Area report by Wetland Resources, Inc dated July 13, 2012. <br />8. Landscaping must be provided per Section 35 of the Zoning Code. A landscaping plan is required to <br />be submitted with the building permit application. Irrigation systems must be provided in all <br />landscaped areas per Section 35.130. A 2 year maintenance assurance device must be provided for <br />the landscaping per Section 35.130B. <br />9. Planning Department review and approval is required prior to recording the FINAL Binding Site Plan <br />(13SP 12-002 amending BSP 1571-3-88) with the Snohomish County Auditor's Office.
