Premier Storage Everett, LLC ES-2432 <br /> June 26, 2012 Page 2 <br /> Revised June 28, 2012 <br /> Project Description <br /> We understand the subject site will be developed with two, two to three-story public storage <br /> buildings, access roadways and paved parking areas. Building A will be three stories <br /> constructed near the center of the site, with a gross footprint of about 27,000 square feet and a <br /> finish grade of about 478 feet. Building B will be located along the western site margin and will <br /> be two stories in height with a gross footprint of about 5,100 square feet and a finish floor <br /> elevation of about 475 feet. Grading activities will likely involve cuts and fills on the order of five <br /> feet or less to establish the final design grades. A concrete retaining wall will be constructed <br /> along the western development envelope to raise grades up to a maximum of about seven feet <br /> to accommodate new parking. If existing grades will be modified substantially, ESNW should <br /> reevaluate the recommendations provided in this report. <br /> Building construction is anticipated to consist of relatively lightly loaded wood or steel framing <br /> and slab-on-grade floors. Perimeter foundation loading is expected to range from <br /> approximately 3 to 5 kips per foot. Slab-on-grade loading is expected to be on the order of 250 <br /> psf. Stormwater management plans were being developed at the time of this report; however, <br /> we understand new detention vault(s) will be utilized to accommodate runoff generated from <br /> new impervious surfaces. An open-bottom detention vault is planned underneath Building B. <br /> If the above design assumptions are incorrect or change, ESNW should be contacted to review <br /> the recommendations in this report. ESNW should review the final design to confirm that our <br /> geotechnical recommendations have been incorporated into the plans. <br /> SITE CONDITIONS <br /> Surface <br /> The site is located off the west side of 19th Avenue Southeast in Everett, Washington. The <br /> approximate location of the property is illustrated on Plate 1 (Vicinity Map). The site consists of <br /> two adjoining tax parcels (Snohomish Tax Parcels 280518-004-051 and -009) totaling about 1.7 <br /> acres in size. The site is rectangular in shape and is currently developed with a single-story <br /> fast-food restaurant along the south property, asphalt paved parking and drive lanes to the <br /> north and a communications tower facility in the southwestern corner. The site is bordered to <br /> the north and south by commercial development, to the east by 19th Avenue Southeast and to <br /> the west by Interstate 5 northbound lanes. <br /> Topography is relatively level across the majority of the site with approximately five feet of total <br /> elevation change. A relatively gentle natural slope is present along the western margins of the <br /> site which descends about 20 feet to a wetland/drainage area offsite. Based on the <br /> topographic survey, the slope is inclined at between 30 to 38 percent. Grading has occurred <br /> and is associated primarily with the existing development elements. Review of the ADaPT <br /> report indicates the area currently paved on the site has received fill since the report was <br /> completed (1999). Vegetation is limited to the western approximately one-third of the site and <br /> generally consists of field grass with landscaping elements and trees. <br /> Earth Solutions NW,LLC <br />
