2119 Chestnut St Rehab <br /> Background <br /> The subject property was built in 1977. It is a 2277 sqft single story duplex with each 3 bed/13/4 bath unit a <br /> mirror image of the other. There is an attached 870 sqft 2-car carport. It has been vacant and boarded up since <br /> approximately 2013. When purchased at foreclosure auction in Dec 2016,there was evidence that squatters <br /> had broken in and were living there. The current project is to rehab it back to acceptable living conditions and <br /> involve removing debris,securing the premises,ensuring weather proofing and reconditioning the living spaces. <br /> Scope of Work <br /> 5/9/2018 <br /> Note:Work items listed are for each 1140 sqft unit and need to be doubled for total work to be performed. <br /> 1. Kitchen <br /> a. Remove and replace cabinets,countertops, kitchen sink,faucet,garbage disposal <br /> b. Remove existing drywall. Replace with mildew resistance GWB <br /> i. 1/2"GWB for interior walls <br /> ii. 5/8"GWB for common wall between units <br /> c. Remove existing drop ceiling. Replace with 5/8"GWB to match rest of unit <br /> d. Remove and replace existing range vent hood with combination microwave/vent hood (300 <br /> CFM) using exiting 6" ducting through new roof vent directly above <br /> e. New appliances including refrigerator,electric stove,dishwasher <br /> i. Install "Johnson Tee"for dishwasher drain (if allowed by current code) <br /> f. Install tile backsplash <br /> g. Remove and replace 50 gal electric water heater <br /> i. Add drip pan (none existing) <br /> ii. Add expansion tank(none existing) <br /> h. Install main water shutoff valve for each unit <br /> i. Presently there is no main water shutoff other than in the meter box at the street <br /> ii. Use%" shutoff valve to match existing supply line <br /> 2. Main/Full Bath <br /> a. Remove existing damaged tub/shower and two handle faucet. Replace with one-piece acrylic <br /> tub/shower enclosure and new single handle faucet control valve <br /> b. Replace existing water closet <br /> c. Replace existing 24"vanity/sink/faucet <br /> d. Remove non-functional bath exhaust fan. Replace with new 80 CFM exhaust fan with light <br /> i. Replace 3"fan duct with 4"from fan to roof vent <br /> e. Remove damaged sheetrock. Replace with new mildew resistant GWB <br /> i. Y2"GWB for walls <br /> ii. 5/8" GWB for ceiling to match remainder of unit r^ <br /> f. Install wall mounted medicine cabinet (3/Y7 <br />
