3. Master Bath <br /> a. Remove existing damaged shower and two handle faucet. Replace with one-piece acrylic <br /> 36"x48" shower enclosure and new single handle faucet control valve <br /> b. Replace with new 80 CFM exhaust fan with light <br /> e. Remove damaged sheetrock. Replace with new%" mildew resistant GWB for walls. Use 5/8" <br /> GWB for ceiling <br /> f. Install wall mounted medicine cabinet <br /> g. Relocate bathroom and closet doors to improve traffic flow and improve master bedroom space <br /> efficiency <br /> 4. General <br /> a. Remove carpet, pad and damaged particle board underlayment. Replace%Z" underlayment and <br /> install new vinyl plank flooring <br /> b. Upgrade Smoke detectors <br /> i. Exiting cellulose attic insulation to remain <br /> f. Crawl space to be cleaned of trash and debris. Existing floor insulation to be re-hung and <br /> supplemented where damaged or missing <br /> g. Replace damaged/missing interior doors <br /> h. Replace damaged/missing electrical devices and fixtures(plugs,switches and lights) <br /> i. Upgrade electrical heat sources <br /> i. Bedrooms/Bathrooms: Remove electric baseboard heaters and replace with wall <br /> mounted heaters located near doorways <br /> ii. Living/Dinning/Kitchen: Remove electric baseboard heaters. Replace with ductless <br /> 12K mini split heat pump. (sizing and location to be confirmed by HVAC contractor) <br /> iii. Remove/replace thermostats <br /> j. Remove and replace baseboard and door moldings/trim <br /> Ck.
