Jeff Cook, owner of the single-family residence at 1425 Colby Avenue,proposed to <br /> construct a 999 square foot, one-story,detached garage with a media room and a 202 square <br /> foot covered patio near the south east corner of his parcel. The subject property is <br /> developed with a 1,877 square foot, single-family residence on an 8,850 square foot lot. <br /> Built in 1915,the residence is 45 feet tall,which exceeds the maximum height limit of 28 <br /> feet for primary structures by 17 feet. The parcel slopes down from the alley to Colby <br /> Avenue with an elevation difference of approximately six feet. Exhibits 1, 2, and 5. <br /> 2. The garage would be located near the southeast corner of the lot in order to retain a large <br /> evergreen tree near the center of the lot.
