PUBLIC WORKS
adding callouts, changing line types/weights, adding hatch patterns and a legend to the
plans, and/or shading back existing elements to remain and bolding proposed elements.
This will help readability for both review and construction since the approved set of
plans will be the construction plans required on the job site. Eliminating any confusion
` for the contractor is key for the success of the project.
•. Please add horizontal control to the plans. Dimensioning the plans will help the reviewer
ensure that the plans meet code standards and help the contractor install correctly.
c Typically, civil plans are drawn in engineering scale with a minimum scale of 1"=20'.
: This is preferred and technically the City's standard requirement. We will accept the
architectural scale that is currently shown on the plans if everything is clearly labeled
and dimensioned. However it should be noted that engineering scale is the industry
standard for civil plans and civil construction.
Sheet C-1 needs to include the paving plans. This should include a paving section calling
1
out the base course, top course, and asphalt to be used. See the City's Design and
Construction Standards and Specifications for Development.
The plans must clearly list out the quantities of impervious area(new, existing to remain,
existing to be removed, existing to be replaced, roof, asphalt, pavers, concrete walks,
etc.)
I. Please see the added erosion control note on Sheet C-3, per the City's standard notes in
Chapter 2 of the Design and Construction Standards and Specifications for Development
manual.
Nf The plans must show the existing water main in Colby Ave. The new connections to the
main must be shown on the plans, connecting to the main, including the proposed fire
hydrant.
The proposed fire hydrant shall be relocated behind the sidewalk to avoid traffic
conflicts/issues.
Please add a note to the plans that the City of Everett's Water crews will perform the
hydrant work and to contact them a minimum of 3 weeks prior to needing the work
performed, preferably longer. A cost estimate for the work will be prepared by the Water
/ Department and will be issued to the owner/contractor.
-
/ Please note that the City's GIS records (see attached) indicate that the neighbor to the
south has their water service located on this property, possibly in conflict with the
proposed building. This water line shall be field verified prior to resubmittal of plans to
address any potential rerouting requirements ahead of time. The proposed building will not
be able to be constructed over the top of the existing water service. If it is in conflict, the
water service will need to be relocated. If needed, you may coordinate with the Water
iDepartment at 425-257-8827 (Jim Spooner or his crew).
A cleanout is required at the property line for the proposed sewer line. Please add invert
elevations to the cleanouts shown on the plans.
Ny• Check the rim and invert elevations shown for existing SSMH#1. There is a discrepancy
between the plan and profile callouts.
Page 2 of/'?,i
